Access Statement for Ness cottage




Our cottage is a cottage situated in High Hawsker in Whitby. We have tried to provide as much information as possible in this statement, but if you have any queries please do call. We look forward to welcoming you.




  • There is information about Ness Cottage in the sales brochure and information leaflet.
  • Bookings / enquiries can be made with Ness Cottage Holiday Homes, via email, fax or telephone.
  • The nearest bus stop is approximately 100 metres away.
  • The nearest train station is in Whitby which is approximately 2.5 miles away. There are accessible taxis at the station and the bus station is situated next to the train station.


Arrival & Car Parking Facilities


  • There is a car parking area/ drive to the rear of the property with enough room for 1 car in front of the garage. This is the 2nd garage from the road. There is also roadside parking on the side road directly in front of the cottage. There is also off road parking 30 metres further along the same road.
  • The car parking area is levelled part concrete, flat and even.
  • Parking is approximately 3 metres away from the entrance.
  • The parking area can be illuminated via the porch light.
  • The front outside light beside the entrance door is switched on from the inside of the house in the porch.
  • The key for the door is in the coded safety box – details of location and code will be sent to you prior to your holiday.
  • The entrance to the cottage at the rear has a tiny threshold step 30cm high, 75cm wide into the porch and a very small step approx 5cm high, 75cm wide into the kitchen. The porch door (door hinged on the right) opens outwards and the kitchen door hinged on the left opens inwards. Both doors are approx 75cm wide.


General Information


  • The front door is 75cm wide and the key hole lock approx1000cm high.
  • Inside the entrance there is a porch with hanging space for coats.

  • The porch opens into the kitchen and has a very small step approx 5cm high, 75cm wide into the kitchen.

  • The worktop height is standard approximately 90cm
  • There is a Rangemaster range cooker with 2 ovens and a grill. There are 5 gas burners and the oven is the same height as the worktop.
  • Sink is standard height with cupboards underneath.
  • Standard size front loading washing machine and dish washer are provided.
  • Lighting is spotlight bulbs on ceiling, with under unit and separate plinth lighting.
  • Good contrast between floor, cupboards and other surfaces.

  • There is approx 1.5 metres gangway down the length of the kitchen.
  • There is a fold away table and chairs located in the kitchen under the stairway at one end. Table size is approx 75cm wide x 200cm long x 90cm high.

  • Heating is gas central heating via a combination boiler throughout the cottage and the temperature control is situated in the kitchen on the side of the stairway.




  • Double doors lead from the kitchen into the lounge. Door width is 75cm.
  • Flooring is carpet with a rug in front of the hearth
  • Furniture is moveable but we ask that you don’t move around.
  • One leather covered 2 seater settee and two leather arm chairs and leather pouffe.
  • Sky TV with Teletext is available on the TV with remote controls. Freeview box, DVD player.
  • Open fireplace with fire guard.
  • There is an open fire in the lounge, and radiators in each of the rooms. Fuel for the fire is supplied under the lean-too against the green house in the garden to the rear of the property
  • Stairs lead off the lounge and the stair treads are approx 20cm high, 75cm wide and 20cm deep.
  • Stairs are fully carpeted.
  • There is a smoke alarm fitted at the bottom of the stairs.
  • There is a front door leading to the front porch. The door width is approx 75cm.

Ness Cottage is a charming traditional Yorkshire stone-built two bedroomed cottage, situated in a village location just out of Whitby. It is situated in the village of High Hawsker about a mile to the coast. The cottage has a garden with outside seating. It offers some lovely country views from all floors. The cottage is only a short walk to a local pub. The bustling historic seaside town of Whitby and the pretty coastal village of Robin Hood's Bay are just a short drive away. Picturesque waterfall at Falling Foss and access to the Cleveland Way and cycle track are nearby. The beautiful North Yorkshire Jurassic coastline is ideal for fossil hunting.

Parking: Parking available in garage. Further on-street parking outside cottage on a first come first served basis.

Lovely views the 2 boys enjoyed it. Found Yorkshire absolutely stunning, country side as well as the beach

Area Information

Hawsker is a village just a mile from the North Sea and three miles from Whitby and consists of two parts Low and High Hawsker. Low Hawsker has something for history lovers with a rare Anglo-Saxon stone cross dating to the 10th century. The disused Scarborough to Whitby railway line passes through Hawsker and is a lovely treat for walkers, horse riders and cyclists to travel along the cinder track to Robin Hoods Bay, giving you the chance to enjoy the panoramic views of the coastline along the way. Bikes can be hired from the old railway station in Hawsker.
