Arrival and Car Parking

The cottage can be accessed by the garden through a small gate. The path is flagged. There is a small step into the cottage porch which leads in to the hallway. From the hall there is access to the Lounge, Kitchen/dining area and garden via patio doors. The unity room with washing machine and tumble dryer, and toilet.

The first floor has a hallway with 3 bedrooms, 1 double en-suite and 2 twin rooms with family bathroom.

The cottage is finished to a high standard with oil fired central heating. The lounge has a wood burning stove with a plentiful supply of logs during the winter months and TV/DVD.

The kitchen is fully equipped with fridge, freezer, microwave and dishwasher.

There is no telephone or mobile reception in the cottage. Free Wifi is available.

Prior to your stay contact will be made to inform where the key to the cottage will be left for your arrival.

A welcome gift of fresh flowers and bottle of wine awaits and guests are visited during their stay. 




Completely renovated and modernised, this old detached cottage has been furnished to a very high standard and yet retains plenty of its character and charm with exposed beams and open fire.  Situated away from the centre of the small village of Kings Meaburn, it enjoys an idyllic setting in a quiet, beautiful position on the banks of the River Lyvennet in which free fishing is available.

Centrally situated in the Eden Valley between the Dales and the Lake District, this is an ideal centre for a relaxing or touring holiday, whilst the Scottish Borders and Hadrians Wall are also easily accessible.  For the walker there are many pretty country walks in the immediate area.

Lounge: Wood burning stove, Smart TV, DVD.
Kitchen/Diner: Hob, oven, microwave, fridge, freezer, dishwasher, table and chairs. Patio door to garden.
Utility Room: Washing machine, tumble dryer and toilet.

Bedroom 1:
 King-size bed, wardrobe, chest  of drawers.
En-suite: Shower, toilet, washbasin.
Bedroom 2: Zip and link twin beds can be made into a King size bed.Wardrobe, chest of drawers.
Bedroom 3: Twin beds, wardrobe, chest of drawers.
Bathroom: Bath, shower over bath, toilet, washbasin.

Pets: Two pets welcome at £15 for first dog, £10 for second dog.
Garden: Patio with garden furniture and large garden sloping down down to the river banks. There's a 1 meter high, dry stone wall around the garden. 
Parking: Ample parking.
Heating: Wood burning stove and central heating.
Short breaks: Not accepted at peak times.
Notes:  Cot, feeding chair and Z-bed available. Free fishing. Due to the  proximity of the river, children must be supervised. Unlimited WiFi is available free of charge. No smoking at this property. Mobile phone signal is weak.

Area Information

Kings Meaburn
The little village of Kings Meaburn is located within the valley of the River Lyvennet and is thought to date back to the 12th century. The village is widely known for its popular annual Eden Valley Beer Festival at the local pub, The White Horse which also doubles as the village post office. Kings Meaburn is just 5 miles from the historic market town of Appleby in Westmorland, famous for it’s annual horse fair, beautiful market place and Norman castle.
