Nestling in a quiet part of the pretty village of Bellerby in the Yorkshire Dales is Rowan Cottage which was converted from the barn adjoining a dairy and dwelling, now the cottage next door. It is a superb holiday home, full of character and very tastefully furnished. There is a lounge and a separate cosy living/dining room with the original cast iron Yorkshire range and open fire. The kitchen is very well-equipped, and a separate utility room provides plenty of storage for boots and coats. Upstairs the double bedroom retains the original cast iron fireplace. The bathroom is of an excellent quality with a curved bath and separate shower with seat. To the front of the cottage is a sun-trap patio with garden bench, and at the back is an enclosed garden with herb sink, garden furniture and barbecue. Rowan Cottage is very well suited for walkers and cyclists, providing additional facilities for visitors who enjoy these activities, and has been awarded both the Welcome Walkers and the Welcome Cyclists Awards.
Bellerby village is at the end of Wensleydale, nestled in a dip amongst low hills and standing at 205 metres above sea level with an open south-easterly aspect. Above the village are gently rising fields and moorlands to the north and west. The village pub serves food and is within easy reach. The popular market town of Leyburn is two miles away.

Cottage was a bit smaller than we expected, but plenty big enough for the two of us. The Bathroom is amazing, and the kitchen is beautiful, roomy and incredibly well equipped! The location is lovely, 1.5 miles from the lovely town of Leyburn with its charming shops and cafes. Rowan Cottage is situated in Bellerby, it is a pretty village in the northern area of the Yorkshire Dales. There is a pub which serves food within an easy walk. The village is just a couple of miles from the popular market town of Leyburn. Here you will find a good range of shops, pubs, restaurants and tearooms, and the weekly market is on Friday. The nearby towns of Hawes, Richmond and Bedale are all within an easy drive and can also be reached by bus. For some great days out, there are many excellent attractions in the area including the Wensleydale Railway, Leyburn Tea Pottery, the Forbidden Corner, and the waterfalls at Aysgarth Falls. For those who enjoy walking, the Leyburn Shawl is easily reached and provides excellent views of the Dales.
Rowan Cottage is a pebble-dashed, stone-built, semi-detached, self-catering holiday cottage located in a side street in the village of Bellerby.
The nearest bus stop is by the village green approximately 200m away from the cottage.
No pets are allowed unless by prior arrangement with the owners on an exceptional basis.
Arrival and car parking
The cottage has parking for one car on its own drive. A second car may be parked in the street across the entrance to the drive.
Main entrance and reception
At the end of the drive there is a garden gate hinged on the left. A level path leads to the front door.
Access is by means of a key chained in a key safe. Guests are instructed by the agent to contact the owners so that key collect ion arrangements and the current code for the safe can be advised. The key should be replaced securely and the dials rotated. Keys for guests' use will be found inside.
The front door is 86cm wide by 171cm high, hinged on the left with the keyhole at a height of 96cm.
There is a doormat on the path outside and a 5cm step up from the path. A metal threshold of 4cm lies across the width of the doorway.
The front door opens into the dining room. There is a light switch on the wall to the right of the door for the dining room and outside lights. The stairs are straight ahead and the door to the sitting room is to the left.
The floor is covered with ceramic tiles with a rug in the front of the open fireplace.
There is a sideboard under the stairs on which guests will find the keys and information, including the cottage folder which contains details about the cottage, health and safety and other useful contacts and information relating to the area. Further leaflets, games and toys are stored in the sideboard for guests to use during their stay.
The central heating thermostat is on the wall under the stairs above the sideboard at a height of 180cm
To the left of the fireplace is a two seat settee.
In front of the settee is a coffee table.
To the right of the fireplace is a rectangular dining table and four dining chairs.
There is a wall mounted TV with remote control.
The fireplace is a traditional open fire Yorkshire range. A basket of logs is provided for the use of guests with additional supplies of logs and/or coal available for a small extra charge. A fire guard is provided for use when the fire is lit. Fuel is stored in the left hand shed.
At the far end of the dining room is the door to the kitchen.
The kitchen is approached from the dining room. The light switch is on the wall in the dining room before entering the kitchen.
The door is 80cm wide by 186cm high, hinged on the right.
The work tops are beech block and are 86cm high and 60cm deep.
The flooring is varnished pine boarding. The kitchen is lit by two sets of spotlights and by two separate sets of under shelf strip lights.
A smoke alarm is mounted on the ceiling. A fire extinguisher and fire blanket are mounted on the wall next to the door to the dining room.
To the left the gas hob is mounted in the worktop with an extractor unit above. The electric double oven is to the right of the worktop. The top oven/grill door is 120cm high and the main oven door shelf is 78cm high.
The fridge/freezer is under the work surface and is 85cm high with the freezer door at 57cm.
To the right the washing machine, tumble drier and dishwasher are located under the work surfaces. The Belfast sink is set below the work surface under the window.
There are a range of wall and base cupboards containing crockery, glassware and china. Pans are to be found in the sliding drawers under the ovens.
A cupboard above the ovens is reserved for use by the owners.
The gas boiler is wall mounted in a wall cupboard adjacent to the sink. The timer setting for the central heating is under the flap. Hot water is heated on demand by the combi-boiler.
In a small boot room of the kitchen are a picnic rucksack, child's booster seat, folding airer, wash basket, pegs, ironing board, vacuum cleaner and other cleaning tools.
The back door, 84cm wide and 185cm high, hinged on the left, with a keyhole at 94cm, opens to the back garden.
Additional light switches are to the right of the door for the kitchen and outside light.
Exiting the kitchen by the back door, there is a patio and garden area.
The step is 7cm high with a metal threshold 3cm high across the width of the doorway.
There is a level path to the garden gate and a patio built of decorative garden slabs with a gravelled area around it, which has an uneven surface. Patio furniture and BBQ are provided for guests to use.
The waste disposal wheelie-bin is placed near the garden gate.
The garden gate opens to a short path down four steps to the road.
There are two sheds of which the right hand one is locked for owners' use. The left hand shed stores the logs and extra fuel (available to guests at an additional charge) together with the rack and tools for the barbeque. A box for storing recycling ? glass, plastics can etc prior to disposal is in the shed. Guests may use the shed for storage. The key to the left hand shed is on the hook on the kitchen back door.
The door to the sitting room is to the left of the front door, next to the stairs.
The floor is carpeted.
There is a living flame gas fire with controls below the decorative front panel.
There is a bookcase containing a selection of books, with videos and DVDs on the lower shelves.
To the right of the fireplace there is a two-seat settee and another settee in front of the fire. A nest of two small coffee tables with a table lamp is between them. There is a small rug in front of the fire and two further small tables, one to each side of the fireplace.
The TV has remote controls. There is a DVD/video player and HDD recorder.
High up on the wall to the right of the fireplace is a carbon monoxide detector.
Stairs to the first floor lead up from the dining room opposite to the front door. The stairs are carpeted with the same carpet as the sitting room.
There are 13 steps to the landing with a minimum clearance of 158cm. The banister is on the right.
The landing is small with the bathroom door straight ahead, double bedroom door to the right and twin bedroom door to the left. There is a full length mirror on the landing, a smoke alarm on the ceiling and a night light in the wall socket.
The door is 75cm wide and 192cm high, hinged on the right.
There is a pine double bed 4ft 10? wide with a 4ft 6? mattress.
All bedding is poly-cotton, cotton or percale with non-feather pillows and quilt.
The space to the right of the bed is 45cm. There is a shelf with clock.
The space to the left of the bed is open to the rest of the room. There is a bedside cabinet to the left of the fireplace.
There is a chair next to the wardrobe in the alcove to the left of the fireplace.
There is a chair in front of the chest of drawers and wall mirror in the alcove beyond at the foot of the bed.
The main room light has a switch at the door; a double switch over the centre of the bed operates two separate wall-mounted reading lights.
There is a wall-mounted TV with remote control.
The door is 75cm wide and 190cm high, hinged on the left.
There are two pine single beds.
All bedding is poly-cotton, cotton or percale with non-feather pillows and quilt.
The bed on the left is 50cm from the window wall; the distance between the beds is 100cm and the space to the right of the second bed is 100cm.
The main room light has a switch at the door.
There are two separate reading lights on the top of a dressing table placed between the two beds.
There is a chair near the wardrobe.
The door is 75cm wide and 194cm high, hinged on the right.
The switches for the light and extractor fans are on the wall to the left before you enter the bathroom.
The light is a central set of three spotlights. Extractors are above the bath and shower cubicle.
There is a wall mounted heated towel rail.
The bath is 60cm high.
The toilet and washbasin are fitted into cabinets along the wall opposite the bath.
The basin height is 87cm.
The washbasin is mirror cabinet with lighting and shaver socket.
To the right of the door is the shower cubicle incorporating a seat. The height of the step into the shower is 20cm.
