The Gardener's Cottage is a charming period property situated in the picturesque village of West Ayton between Scarborough and Pickering. The cottage has been refurbished to provide all modern comforts yet it retains its original character and features. It has its own very large private, enclosed garden and parking. It is part of a larger property. The cottage is set in a beautiful and quiet location with Scarborough and its attractions, including two sandy beaches, on your doorstep. The village offers an easy access to the North Yorks Moors National Park, the famous Dalby Forest and much more.

Property Name: The Gardener's Cottage
The nearest bus stop is 200 metres from the cottage down on the main road. There is a frequent bus service to and from Scarborough, 4.5 miles away.
The nearest train station is in Seamer, 2 miles away.
Arrival and car parking facilities
On arrival there are double entrance gates to the drive.
The drive is level gravel, 2 metres 60cm wide with space for two cars parked one behind the other.
Main entrance and reception
There is a canopy over the entrance to the cottage with a flat concrete square below which is level with the drive.
The front door is 76cm wide opening inwards with a threshold of 2cm and a step down of 12cm into the hallway which measures 215cm by 220cm at its wides points.
The opening from the hallway to the inner hall is 68cm wide. There are quarry tiles throughout the hallway, kitchen and inner hall to the sitting/dining room.
Dining room and lounge areas
The door width to the sitting/dining room is 77cm wide. This is an open plan room with wood-effect laminate flooring and short pile rugs. The furniture is flexible and can be moved on request.
Standard-sized front loading washer/dryer provided in the kitchen. Rotary clothes line in the garden and two airers for inside use.
Flat gravelled drive area with wall mounted water feature and planters.
Recycling containers leading round side of cottage to steps up to private garden.
Small wrought iron gate with four steps, height 22cm each and 68cm wide.
Large totally enclosed woodland garden on a sloping site with large lawn, flower borders, level patio with wooden table and four chairs, simple barbecue.

Various gravel paths and hidden arbour with love seats.
There are two bedrooms, both on the first floor. Fourteen steps lead upstairs from an open inner hall. The stairs are 9cm high, 21cm deep and 77cm wide, with two 90degree turns, one at the bottom and the other near the top. There is a handrail on the left hand side of the stairs and a hinged safety gate at the top.
Double bedroom – door width 74cm, double bed, largest free space clear of the door and furniture is 225cm by 220cm.
Single bedroom – door width 74cm, single bed with pull out single bed stored beneath. Largest transfer space available is 70cm to right of bed. Largest free space clear of door and furniture is 180cm by 225cm.
Bathroom, shower room and WC
Door width 74cm. Laminate flooring. Free space 190cm by 145 cm.
Access 76cm wide down a small step, 6.5cm deep. Work top height 94cm, cooker hob 92cm. Kitchen equipment stored in built-in cupboards and wall cupboard above work surface.

Evacuation of the building would be through the front door.
Smoke alarms are fitted throughout the cottage and regularly tested.
A carbon monoxide monitor is fitted in the boiler cupboard.
