Access Statement for Holly Cottage
Holly Cottage sleeps up to four people and has two bedrooms.  The Cottage was initially a fisherman's cottage but has been fully refurbished and extended to make it a real home from home.
Scarborough railway station is situated at the top of the town through the shopping precinct at Westborough YO11 1TN. While the cottage is an easy walk from the station there is a taxi rank immediately outside the station.
The nearest bus stops are on Queen Street (routes 5 and 6) or Castle Road (route 108).
The main road outside the cottage has a narrow path immediately outside of the cottage and a wide  tarmacked paved path on the opposite side of the road.  There is a small step down 90mm/3.5ins as you enter the front door. Please note that while Longwestgate has relatively light two way traffic the door opens almost straight onto the road, please take care when leaving the building.  The back door of the property leads into an enclosed decked garden down three steps.

Key Collection, Welcome and Car Parking
The key to the front of the property is held in a key safe attached to the side of the front door.   All other keys will be inside the property.
On street parking is available in the streets around the property. On Street parking is available on the public roads around the property (zone A2).  Please refer to the introductions, above, for detail on parking.  Parking scratch cards and disks are available in the lounge.  We ask that you leave unused cards and the disk for the use of future visitors when you vacate the property.
Entrance to Property
As a general point many of the doors and headroom on the stairs to the second floor are lower than normal, please take care.
The front door, opening into the lounge, is 790mm/31ins wide.
This door is well lit at night by Street lighting.
There is one step into the lounge from the front door approximately 90mm/3.5ins.
There are three steps from the rear door into the garden (the largest is 220mm/9ins drop).  There is a 90mm/3.5ins step over the threshold.
There is an external light operated by a switch in the kitchen to the adjacent to the back door.
 The floor covering inside the lounge is laminate with rugs.  The floor covering inside the back door  (Kitchen Diner) is ceramic tile.
Halls, Stairs, Landings, Passageways
The hall, stairs and landings are well lit using a combination of ceiling and wall lights.  There is an automatic emergency light and smoke detectors on the stairs.
Passageways are 710mm/28ins wide.
The staircase to the first floor (master bedroom and bathroom) has 12 steps, which are carpeted. There is a handrail to the right looking up the stairs.

Sitting Room/Lounge
The sitting room/lounge is situated on the ground floor with level entry from the front door, kitchen diner and stairs.
The door opening to the lounge are; front door 790mm/31ins wide, kitchen / diner 710mm/28ins, stairs 710mm/28ins.
There are small steps down from the stairs (100mm/4ins), kitchen / diner (80mm/3ins) and front door (90/3.5ins).
The room has a mixture of seating with sofas and soft chairs with non-feather cushions as well as occasional tables.  Furniture can be moved.
There is a widescreen digital television with remote control, subtitles, DVD player and a music centre player.  The cupboards to the right of the TV contain books, games and brochures for local attractions.  The gas meter, electric meter and fusebox are contained in the lower cupboard.
Lighting is natural daylight and by night levels are controlled by switches, with overhead lighting. Table lamps are provided. 
Heating is provided by an electric radiator and electric mock log burner (controls inside the door of the burner door).
The flooring is wood laminate.
Kitchen / diner
The kitchen is situated on the ground floor with a small step (80mm/3ins) up from the lounge.
The door opening to the kitchen/diner from the lounge is 710mm/28ins wide. The door opening from the Kitchen/diner to the Garden is 650mm/28ins.
The door of the oven drops down and the handle is 740mm/29ins above the floor. The hob is 920mm/36ins above the floor.
Worktop and sink are 920mm/36ins above the floor.
Combined fridge freezer available, highest shelf is 1270mm/50ins and the lowest drawer is 360mm/14ins.
Glasses and crockery can be moved from wall cupboards to lower cupboards, if required, please request this when booking.
Large cutlery and utensils are in draws the highest drawer is 820mm/32ins and the lowest is 380mm/15ins.
A cordless kettle rotates through 360.
The dining table seats four  the table is 7640mm/25ins from floor to lowest point of table (under space) and is 760mm/30ins high.
The kitchen/diner is evenly lit with natural light, ceiling light and illuminated cooker hood. There is a standard lamp in the dining area.
Flooring is ceramic tiled.
Bedrooms and Sleeping Areas
There is a master bedroom on the first floor with a double size bed, bedside tables and dresser units.  There is also a walk in wardrobe.   Access is via 12 steps.
The access to the bedroom is 710mm/28ins wide.
Furniture can be moved (with the exception of the bed).
The height of all beds from the top of the mattress to the floor is 610mm/24ins.
Lighting is natural daylight and at night overhead lighting can be controlled by switches both at the door and via a pull cord to one side of the bed.  Bedside lamps are provided.
The bedroom offer good colour contrast between the floor and walls, short pile carpet, non-feather bedding.
There is a twin bedroom on the second floor with two single beds, bedside tables and dresser units. Access is via 12 steps from the first floor.
The access to the bedroom is 710mm/28ins wide.
Furniture can be moved (with the exception of the bed).
The height of all beds from the top of the mattress to the floor is 610mm/24ins.

Bathrooms, Shower-rooms and Toilets
The bathroom toilet is located on the first floor with a small step down into the room (140mm/5.5ins).
The door opening is 640mm/25ins wide.
 There is a bath / shower, the height of the top of the bath from the floor is 540mm/21ins. There is a non slip shower mat provided.  The
The Toilet is 430mm/17ins high.
The washbasin 840mm/33ins high.
Twist taps on the bath and lever mixer tap on the washbasin. Hot water, with the exception of the Shower (which is electric) is provided by the gas boiler and is an on demand system.  The main electric switch for the shower in on the landing just outside the bathroom.  A second, smaller, on/off switch controls the electric towel rail.  The controller for the towel rail is located to the left of the towel rail with operating instructions in this folder.  
The room is lit with overhead lights.
The flooring is non-slip linoleum.

We have a decked patio area which can be accessed from the kitchen by three steps.  Table & chairs are available on the patio.
The garden area is 4.8m wide and 7.1m long and is wood decked.
Refuse collection
Refuse is collected alternate Fridays with recycling collected the following week.  There is a council recycling guide and collection calendar appended to this guide.  We are 'week 1' in the scheme.   As there is no space for a plastic wheeled bin to the front of the property please use the council provided waste sacks, seal well and leave by the front door.   There is a black bin to store waste between collection days in the garden. 
Additional Information
Assistance dogs are welcome however be aware that pets live in the adjacent property.
All areas in the cottage have good colour contrast between the floor, doors and walls.
 Mobile reception is fair.

Holly Cottage is  a charming seventeenth century fisherman's cottage situated on the edge of the historic Old Town area of Scarborough. Just a short stroll will bring you to the beach, castle, shops, restaurants and other attractions of this popular seaside resort. The town offers a great choice of entertainment including the Stephen Joseph Theatre which specialises in Alan Ackbourne plays, the Open Air Theatre which attracts famous  international stars, and the new Alparmare Water Park.

The cottage has been modernised and provides comfortable accommodation for up to four guests, and visitors can enjoy partial sea views from the top floor.  The spacious enclosed patio with garden furniture is perfect for enjoying a meal or glass of wine.

Scarborough is an all year round destination, with its busy fishing harbour and marina a hub of excitement whatever the weather. Scarborough Castle is set in a stunning location and offers visitors panoramic views over the dramatic coastline. The 2,500-year old building is a must see for anyone visiting the area, and a wonderful day out for everyone.
There's so much to see and do during the day in this lovely seaside town, but also plenty of places to relax and unwind in the evening, including many bars and eateries along the seafront.
