A charming stone-built cottage situated at the foot of the Yorkshire Wolds in the village of Flixton, only a short drive from the popular seaside towns of Scarborough and Filey. Scarborough is an all year round destination, with its busy fishing harbour and marina a hub of excitement whatever the weather. Scarborough Castle is set in a stunning location and offers visitors panoramic views over the dramatic coastline. The 2,500-year old building is a must see for anyone visiting the area, and a wonderful day out for everyone.
There's so much to see and do during the day in this lovely seaside town, but also plenty of places to relax and unwind in the evening, including many bars and eateries along the seafront.
Access Statement for Amari
The nearest bus stop is in front of the adjacent property and there is a shelter with seating at the stop across the road. The 119 bus service between Staxton and Filey runs approximately twice a day. There is a current timetable in the welcome folder in the cottage
The main road outside the cottage has a wide tarmaced paved path, access to the rear of the property is via back lane which is a well-made tarmac road despite the signs which say 'road unsuitable for motor vehicles. The path to the property from the parking area is via a series of nine steps.

Key Collection, Welcome and Car Parking
The key to the rear of the property is held in a key safe attached to the garden retaining wall facing the rear door. All other keys will be inside the property.
Parking is available for one car on the private drive to the rear of the property. The parking area has a gravel surface with a concrete walkway and steps to the property. If you wish to park at the front of the property then it is advised to park on North Street which is diagonally opposite the front door. There is no dropped kerb. There is an external light operated by a switch in the corridor adjacent to the front door.

The rear door is 750mm/29.5ins wide.
There are nine steps in the garden down to the rear door. There is a 180mm/7ins step over the threshold.
This door is well lit at night by motion sensor lights.
The front door is 750mm/29.5ins wide.
There are two steps to the front door the largest being approximately 250mm/10ins.
There is an external light operated by a switch in the corridor adjacent to the front door.
The floor covering inside the rear entrance is tiled. The floor covering inside the front door is lino.
Halls, Stairs, Landings, Passageways
The hall, stairs and landings are well lit using a combination of ceiling and wall lights. There is an automatic emergency light on the stairs.
Passageways are 900mm/35ins wide.
The floor covering in the corridor is lino with rugs.
The staircase to the first floor has 12 steps which are carpeted, there is a handrail to the right looking up the stairs.
The sitting room/lounge is situated on the ground floor with level entry from the hallway.
The door opening to the lounge is 720mm/28ins wide.
The room has a mixture of seating with sofas and soft chairs with non-feather cushions as well as occasional tables. Furniture can be moved. There is drop leaf dining table with folding chairs stowed under the table, 720mm/28.5ins from floor to lowest point of table (underspace) and is 740mm/29ins high.
There is a widescreen digital television with remote control, subtitles, and a DVD player.
Lighting is natural daylight and by night levels are controlled by switches, with overhead lighting. A standard lamp is provided.
The flooring is short pile fitted carpet.
The kitchen is situated on the ground floor with step free, level access from the hallway.
The door opening to the kitchen from the hallway is 720mm/28ins wide.
The door of the oven drops down and the handle is 760mm/30ins above the floor. The hob is 920mm/36ins above the floor.

Lighting is natural daylight and at night overhead lighting can be controlled by switches. Bedside lamps are provided.
The bedroom offer good colour contrast between the floor and walls, short pile carpet, non-feather bedding, There is a small combined TV/DVD player with remote control.

There is a shower with a 200mm/7ins step. There is a grab rail in the shower and slip free tray

We have a paved patio area which can be accessed from the kitchen by one step. Plastic table & chairs available on the patio.
The garden area is 28m wide and 75m long wide with a stepped lawn, hard-standings and flower beds.
There is a pond at the top of the garden
Assistance dogs are welcome however be aware that pets live in the adjacent property.
All areas in the cottage have good colour contrast between the floor, doors and walls. Generally, doors and doorframes are dark wood and walls are light in colour.
