Access Statement for The Barn


The Barn is a luxury recently renovated and refurbished property situated between the villages of Ruswarp and Sleights and approximately 3 miles from the historic town of Whitby.

The Barn is situated in Carr Mount Estate and joins to another property “The Cottage.” It has ample free private parking for all our guests and the added security of the grounds being locked at 8 pm and opened at 8am (guests are given access code on arrival)

We look forward to welcoming you to this tranquil part of Yorkshire.

Key collection, welcome and car parking

  • There is ample car parking area for this property
  • The car parking area is tarmac, levelled, flat and even
  • Parking is approximately 27  metres away from the entrance , however there is an area outside the property to unload before permanently parking cars
  • We offer a meet and greet policy to familiarise yourself with your holiday accommodation

Entrance to the property

  • The joint access for The Barn and Cottage is approached up a stone flagged path approximately 8 metres from the tarmac road.
  • The main door is 90cm wide
  • It is all on level ground. The main entrance is well lit and diameter is 3 metres x 2.20 metres
  • The floor covering inside the entrance is stone flags and there is a rubber backed mat just inside the entrance
  • The light switch is located to the left just inside the main door – the first switch is for the outside light which is situated on the stone outside wall to the right of the main door – the second switch is for inside lights
  • The entrance to The Barn is through the door to the left in the entrance hall and is 74cm in width

Open plan sitting room/kitchen/diner

(Total area approximately 10 x 4. 5 metres)

  • Flooring is stone flags with a twist pile rug 126 x 186cm underneath the coffee table.
  • Furniture should not be moved unless by request
  • There are 2, x 3 seater leather sofas, 1large footstool – 58 x 58 cm, 1 coffee table L120 x W60 x H46 cm
  • The television is HD with free view box /remote control/ DVD – all are on a television table L163 x W40 x H46 cm
  • A modern Jotul wood burning stove is situated near to the patio doors
  • An iPod dock is situated on the worktop in the kitchen area

The Barn may be used together with The Cottage (WA007) and The Byre (WA008).

Wet room: Walk-in shower with a seat and handrail, toilet, adjustable washbasin, heated towel rail. Suitable for people with mobility problems and in wheelchairs.
Bedroom 1: Twin beds, wardrobe, dressing table, wide glass door with a ramp leading out to the patio. The wet room is across the kitchen.

Fantastic property in stunning grounds. Perfect for a family holiday and extremely dog friendly. Well maintained property with a mix of modern and original features. Great location for things to do in Ruswarp yet only a short journey into Whitby. Hosts are welcoming and always on hand. We’ve always loved Ruswarp, now we love The Barn too!!

We were very happy with our stay. We have a dog and a two year old and it was lovely to have outdoor space for them to run around. The kitchen was impressive and well equipped and everything was clean. The accessibility was good as one of our mum’s can’t walk very far and needs a stick so having the downstairs bathroom and bedroom made it really easy for her. Everyone enjoyed it and we will hopefully go back next year.

Wow! The Barn is stunning, extremely well-thought out and comfortable. The village of Ruswarp is only a short walk away, where there is a train station and a great butchers/pie shop. There is so much to do in the area we ran out of time. The accessible facilities are the best we have had in a holiday property and enabled our wheelchair-using son to get around the whole property unaided.

Area Information

Ruswarp is a picturesque village located just less than two miles away from Whitby and along the river Esk. There is a train station which passes through the village going to Pickering or Middlesbrough. The village has many attractions and activities for the family to enjoy. You can row your way down the River Esk in a rowing boat which are available for hire. There is a soft play area called Mini Monsters for the children and a farm park with a variety of farm animals as well as a miniature railway for children to enjoy. Alternatively if you fancy a walk there are many nice routes including The Monks Trod footpath leading to Whitby or routes to the neighbouring village of Sleights.
