Clarencefield Cottage Townend Court is a beautiful luxury property situated in the picturesque affluent village of Great Ouseburn near York and Harrogate. The house has been renovated and furnished with great care and attention to details to a very high standard, yet it retains some quirky features of its humble beginnings. It comfortably sleeps five people in three bedrooms, two of which have king-size beds and a third bedroom has a large single bed. The property boasts a lovely quality kitchen/diner, modern bathrooms and a large elegant living room with a log burning stove. The property offers free WiFi, four televisions - two of them are smart Tv’s with access to your Netflix and Amazon accounts, a sound base which has Bluetooth music streaming and an echo dot. With high ceilings and spacious rooms, Clarencefield Cottage offers a luxurious holiday retreat with all the modern conveniences and comfort of your own home.

The owners have tried to be as environmentally conscious as possible in providing new heating with an air source pump, by minimizing the use of plastics and by using sustainable wood furniture. The cottage has undergone a complete renovation of electrics, new bathrooms with thermostatic showers, new carpets, wood flooring, and has been decorated throughout.

Professionally landscaped with an array of lovely box plants, herbs and herbaceous plants, the charming courtyard garden offers all year interest. There is an outdoor table with four chairs, a bench, a parasol, and there is a small fountain in the middle of the garden. Clarencefield Cottage is ideally located in a quiet cul-de-sac and has its own parking. 

Great Ouseburn is a pretty and affluent village ideally located midway between the historic city of York and the beautiful spa town of Harrogate. It offers an easy access both to the beautiful countryside and to the elegant restaurants, boutique shops and tearooms and many other attractions in both cities. The village is surrounded by fields with plenty of footpaths for walks. There is a lovely village shop and post office just a short walk from the cottage. There is a new pub being built in the end of the village and hopefully ready by spring 2020. The North York Moors, the Yorkshire Dales and the coast can be explored as day trips.

GROUND FLOOR

Through the side door door into the hallway with hanging space.
Hallway: A long hallway with tiled flooring and a boiler cupboard.
Lounge/Dining Room: A lovely room has a central chimney and a log burner, dividing it into two areas. The lounge area has a Smart TV, two- and three-seater leather sofas and an armchair with a foot stool, perfect to cosy up in front of the roaring fire. The dining area has a large table and chairs and a lovely Welsh dresser. Doors leading out to the garden.
Kitchen: A beautiful well-equipped modern room with fitted units and a granite worksurfaces has a smaller breakfast table and chairs, ceramic Smeg hob and separate Smeg oven, Bosch Tassimo coffee espresso machine, fridge freezer, TV and a door leading to a small utility area and up the stairs to the single bedroom. Another door leads to the front of the cottage.
Utility Area: A washing machine and a microwave.
Bedroom 1: There is a king-sized bed with two bedside cabinets and lights. Storage is provided by a built-in wardrobe and a chest of drawers.
En suite: A modern shower room with a walk-in shower with two shower heads including rainfall one, a toilet, a washbasin and a heated towel rail.

The village is surrounded by fields with plenty of footpaths for walks. It is 10-15 minutes to Upper Dunsforth and 25 minutes to Lower Dunsforth by foot. There is a lovely village shop and post office just a short walk from the cottage. There is a new pub being built in the end of the village and hopefully ready by  spring 2020.The A1 motorway is a few miles away for easy access to neighbouring towns. The North York Moors, the Yorkshire Dales and the coast can be explored as day trips. There is also a local bus service through the village to York and Ripon. The nearest train station is Cattal for trains to York and Leeds.
