Located just 2 miles from the market town of Appleby, with convenient access to local amenities, shops, pubs, and swimming facilities. The nearby train station is part of the Settle to Carlisle line, making transportation a breeze. During the warmer months, guests can take advantage of the open-air pool at Shap, less than 12 miles away. For equestrians, there are numerous centres nearby for leisurely hacks through the picturesque countryside. Golf enthusiasts will appreciate the local courses in Appleby and Penrith. Although the delights of the Lake District and the Eden Valley are accessible via the A66 and M6, there are numerous walks from the door, including Dufton Pike, as well as Dufton Wood (if you catch it right, the bluebells are something to behold!), High Cup Nick, and for the keen cyclist there is Great Dunn Fell, the highest tarmac road in England!

Built in 1714 this tastefully extended semi-detached holiday cottage offers the perfect retreat for family and friends. As you step inside, you are greeted by a convenient boot room/utility room, ideal for drying off muddy boots, coats and soggy dogs after a day of exploring. The ground floor boasts a large modern country kitchen, fully equipped for preparing delicious meals, where you’ll find a warm welcome on arrival. Through the kitchen is a spacious lounge with a cosy wood burner, comfortable seating and a Smart TV. A French door leads into the sprawling garden, and an open plan dining area completes this large living space.

Head upstairs from the kitchen and you will find a master bedroom with feature beams. This room comprises a super-king bed, a cosy sitting area/reading nook (the sofa can be made into a sofa-bed, suitable for two children or one adult) and an en-suite shower room. On this floor you will also find a cosy double bedroom, and a twin zip/link bedroom which can be changed into a super-king on request. To complete the upper floor is a modern family bathroom with bath and separate shower cubicle.

Outside, the cottage offers a small, fully enclosed front garden and an extensive back garden with lawn and patio, swings and goal posts. There’s a built in BBQ station, and plenty of options for sitting and relaxing – perfect for the whole family to enjoy. The converted garage is home to an air-hockey table, for those who enjoy a little competition! With parking for up to three cars, as well as a handy EV charger, a covered porch, and lockable storage for bike and sports equipment, this cottage is the perfect place to enjoy peace, relaxation and quality time with family and friends.
